Sourcing and using Transferable Titles - About Us

The principals of The Land Vault are Denis Massey and Kyle Ross. It was founded in 2010 by Denis Massey who has completed numerous rural lifestyle block subdivisions himself over the past 15 years in both Waikato and Auckland.

The Land Vault have been trading in Transferable Title Rights (TTRs) since the TTR rules were first introduced to the Franklin area in 2011. Since the inception of TTRs, The Land Vault has helped landowners source and place hundreds of TTRs across the Franklin, Waikato and Auckland Districts.

The Land Vaults Expertise

We work actively with land holders with existing TTRs (Donors) to:

Identify purchasers for their TTRs
Generate a sound financial return for each TTR placed

We work with land holders who are in the market to purchase a TTR (Receivers) and assist them by:

Assessing their properties ability to qualify under the relevant Council rules as a receiver lot for a TTR
Securing Transferable Title Rights or Development Rights suitable for their subdivision
Sourcing project funding where required

At The Land Vault we work hard at developing and maintaining strong working relationships with the full range of local industry professionals required at different stages of the Rural Subdivision Process. This includes Planners, Surveyors, Ecologists, Civil and Geotechnical Engineers, as well as applicable local Councils.
